Building Standards & Compliance: What Every SHS Build Ships With

One of the most common questions we get is 'does the build come certified?' The short answer: yes. Every Smart Housing Solutions build leaves our Raglan workshop fully certified and documented - electrically, plumbing, gas, and structurally. Here's exactly what that means and what you receive at handover.

Built to the New Zealand Building Code

Every Smart Housing Solutions build is designed and constructed to comply with the New Zealand Building Code (Building Act 2004). That means our tiny homes, transportable homes and cabins meet the same structural, weathertightness, insulation and safety standards as a conventional NZ house.

Our 100mm Metalcraft insulated Colourstee​l® EPS panel system is engineer-designed for NZ conditions - wind zones, seismic loads, and thermal performance are all accounted for in the design. Builds on our Traditional range use conventional Colourstee​l® or Shadowclad cladding with stick framing and full insulation.

What certifications come with every build

Every build leaves our workshop with the following certifications and documentation:

  • Electrical Certificate of Compliance (CCC) - issued by a licensed electrician confirming all wiring meets AS/NZS 3000 (NZ Wiring Rules)
  • Electrical Warrant of Fitness (EWOF) - where applicable, confirming ongoing electrical safety
  • Plumbing and gas certification - all plumbing and gas work signed off by licensed tradespeople
  • Structural documentation - engineer-designed panel and framing specifications for your council application

What is a Code Compliance Certificate (CCC)?

A Code Compliance Certificate (CCC) is a legally recognised document issued by your local council confirming that a building meets the New Zealand Building Code. It's the final sign-off at the end of the building consent process.

For transportable and tiny home builds, the CCC process works slightly differently to a conventional house. The build itself is certified in our workshop (electrical, plumbing, gas, structural). When building consent is required, your council issues the CCC once the home is placed on site and final inspections are complete.

The CCC covers the building itself. It does not cover site services such as foundations, plumbing connections, drainage, or electrical connection from the street - those are part of your site preparation and may require separate sign-off depending on your council.

Build compliance vs site compliance

This is the most important distinction for transportable home buyers to understand. There are two separate compliance steps:

Build compliance is what we handle. Your tiny home or transportable home is built, certified and documented in our workshop. Electrical CCC, plumbing and gas sign-off, structural documentation - all provided at handover.

Site compliance is what happens once the build lands on your property. Depending on your council and the type of build, you may need building consent for the placement, plus sign-off on foundations, drainage, water connection, electrical connection, and wastewater. We provide all the build documentation you need for your consent application, and we've walked hundreds of customers through the process.

What you receive at handover

When your build is delivered, you receive a complete handover pack including:

  • Electrical Certificate of Compliance
  • EWOF (Electrical Warrant of Fitness) where applicable
  • Plumbing and gas certification
  • Structural and build documentation for your council application
  • Appliance manuals and warranty cards
  • Care and maintenance guide

Warranty

Every Smart Housing Solutions build comes with a defect warranty covering workmanship and materials. Individual products and appliances (heat pumps, hobs, Califont units, joinery) carry their own manufacturer warranties - typically 2–10 years depending on the product. Full warranty details are included in your handover pack.

EWOF: what it is and how it works

An Electrical Warrant of Fitness (EWOF) is a periodic inspection certificate confirming that a building's electrical installation is safe. It's required for any building that is rented, leased, or used commercially. If you're using your tiny home as an Airbnb, rental, or worker accommodation, you'll need a current EWOF. We provide the initial EWOF at handover; renewals are required at intervals set by your electrician (typically annually).
